The private housing market can’t deliver enough properties,anytime SOON such that affordability will trickle down to low income earners. What we need now: 1.End No Grounds Evictions (fixed & periodic),replace with Reasonable Grounds 2.Huge increase in public & community housing

Great insights from @ABSStats about the conditions for building new homes in Australia since 2020. "Dwelling approvals & commencements grew rapidly... Global supply and trade shortages meant that the industry was unable to keep up with the construction of these new dwellings"

The average cost to build a new house in Australia grew 29% in 5 years, from $345,000 (2019-2020) to $444,000 (2023-2024).

Since the ABS Wages Index began in Q3 1997, wages have grown by a total of 129.3%. Housing prices had grown by that much by September 2006. The benchmark discount variable owner occupier mortgage rate is pretty much the same today as it was in 2006.

There are two halves to the housing affordability question and one of them is mostly ignored - income. The private market isn’t exactly designed to meet the needs of low-income people

This is an extraordinary picture. It shows the measure of household income per capita used to produce the Henderson Poverty Line. The post-COVID decline has us back at an average income level not seen since 2009.
