1/x Old Coot Diaries: Volume 1 In your market, you need to get to know the “Old Coots” as @iononrecourse affectionately refers to them. Many of these guys likely have properties that you have driven by a million times and don’t stand out. Why do they not stand out?


It doesn’t matter how much value you think you create, all that matters is how much value the market believes you created. So, if the market has an appetite for something, and you feed it, you will be rewarded.


Reminder: If you are granted a DOT driveway permit and you don’t build it, your permit can expire. Do not let your permit expire, because it is not guaranteed that it will be granted again! Don’t learn this one the hard way
