If you're not asking for a credit on every deal after DD you're leaving money on the table.
Deal flow coming to a halt now. Heard of several deals falling out of contract, and actually hearing of a few that may go back to the bank. Currently under contract on a large deal that we will likely walk from. Time to cash up and focus on ops.

Telltale sign of someone who's never run a business or even just been a high-level decision-maker is someone who feigns horror at operating in gray areas "*I* would never do that!!" Being the guy who makes tough decisions means operating in gray areas sometimes. Unavoidable
Also try and close between the 10th and 20th of the month to avoid any issues with rent collections during the transition
If you have any control over setting the closing date on a deal, choose the end of the week. Thursday is ideal Monday closings are the absolute worst. There are always last minute items that need to get buttoned up It’s fairly minor but makes for a smoother transaction
