On point. These prices have nothing to do with rental yields and everything to do with capital gains (almost entirely land appreciation).

Seems crazy but a terrific place to store wealth. 10% pa growth ($290k 31 years ago) all tax free.

It is trivially easy to identify cases of ACT real estate agents breaking the law on rent bidding.

I think it's possible there will be an interest rate cut in the next 4 months. It's also possible that rent increases will keep getting smaller and maybe in some cases go negative. If so, it will be correlation, not causation.

I know there are many anecdotes of landlords claiming interest rates as an excuse for higher rents. But the absence of a relationship is clear in the data: (from @GeorgistSteve ) 5/5

Overnight we passed the most significant rental reforms for NSW in over a decade. Creating a fairer and more affordable rental system for the more than 2 million renters in this state.
