This morning the New York Times published my guest essay about my research on elevators in North America: why we have so few of them, why they cost so much, what that does to our buildings, and how we can fix it nytimes.com/2024/07/08/opi…
Just found someone wearing this in public!
The key to this is that we CAN replace the demolished 3 bed homes with similar family-sized units. Achieving this goal however requires planning and building code reform. Single stair reform, adjustments to building design standards, density adjustments, etc. But it's possible!!

“What chafes critics, even those who might consider themselves progressive, is that they expect reconciliation to instead look like a kind of reversal, rewinding the tape of history to some museum-diorama past.” apple.news/AmvjjRLoFRpm_7…
Consider a city, represented by a 3x3 grid. Initially, housing is affordable, represented by green. What happens to the city as demand to live there increases? 1/
I hear this a lot and I'm not gaslighting everyone. Obviously its true that many visible homeless have a drug problem. But! The data doesn't support that drugs are the main cause of the California homelessness, because if they were then the Midwest & South would have more of them
Sad thing then is the California YIMBY bros gaslight everyone by pretending its just California prices causing this homeless exodus and not also the ghost of national drug addiction.
Any LA planners here defending side yard setbacks? From what I've seen the rest of the world has done away with them or never bothered to implement them.

I wrote about rent regulations. Why I think “control” and “stabilization” should refer to different policies, the challenges with trying to squeeze landlords, the reason why risk is the critical variable, and how they can subvert other city initiatives: pocket-track.com/blog/2023/11/0…
Fresh new bus lanes on Sepulveda Blvd and Ventura Blvd in the heart of the San Fernando Valley. Kudos to the @metrolosangeles + @LADOTofficial bus speed working group for what the L.A. Times calls a "bus-lane building boom" la.streetsblog.org/2023/10/23/eye…

I'm amazed A public hearing with over 50 public commenters, virtually all in support of streamlining affordable housing and removing proposed restrictions on waivers I've never seen anything like it ❤️
ED1 by the numbers: 118 ED1 projects have been submitted to the city of Los Angeles, which would result in ~8,387 affordable homes Under the proposed ordinance, 48 of those projects would be ineligible, which would have killed 4,776 of those homes
We've teamed up with @yimbyaction and @UrbanEnviroCA to mobilize voices in support of strengthening ED1 and amplifying the recommendations we've come up with.
