Lost count of how many times I've advised Landlords not to use services via agents - you'll be paying through the nose through mark-ups. EPC assessments is one that I see being amused the most.
Letting agent quoted me £312 for new single oven (inc old recycled & installation) just called same shop & they quoted me £250 for same job. Guy said to me: we always charge agents more coz of the admin, when you call us direct, you pay direct & there's no faffing.

Totally misleading from Shelter. "No-fault" evictions just means a reason for the eviction was not specified, it doesn't mean the tenant did not breach the terms of the tenancy to trigger the S21. The reality is, LLs would have been able to issue S8 in many of these cases.

Agreed, I've been saying this for a long arse time. Everyone needs to do what's best for them, but as a general idea, I've maintained that I believe selling and existing the PRS to hold cash right now (despite increasing red tape) seems like a panic-driven decision.
People holding large amounts of cash over the next decade are going to be punished.
I've received 3 emails already from different banks, notifying me of a rate reduction. Dirty rotten scoundrels would jump in my grave!!
