Are there actually people who scroll through Crexi, see a property they like, and click the “Submit LOI” button? Like they’re shopping on Amazon?

How many properties can a one-man REPE firm handle before needing to hire? And what position is that first hire? Let’s assume all properties are stabilized and have third party management in place.

Managing our office properties has not been an enjoyable experience. Trying to find tenants + negotiate renewals is a constant uphill battle. Can be mentally draining at times. There’s $ to be made here for a contrarian, but investing is much more fun with the wind at your back.


Will we continue to see stupid industrial deals like this going forward? Or is that era over?

It’s bizarre trying to negotiate our office and industrial leases in the same day. Have all the leverage in one meeting and no leverage in the next. Two different worlds.


An underrated way to find commercial tenants is through your contractor. An active contractor will naturally be very connected with businesses in the area. Ours refers tenants to us and we hire him for the build out. Great system, win-win for both of us. As good as a broker.


Seems like half the listings on loopnet nowadays are vacant bank buildings. Just an observation.


“Industrial market is so overheated right now” That’s true if you’re looking at distribution centers with 40ft clear heights. There are several sub classes of industrial and they trade at very different multiples. We’re still seeing attractive industrial deals in this market.
