Tighter underwriting standards and higher borrowing costs… just what we need right now 😒Is there a good argument for ending conservatorship?

Have seen numerous refis blow up for those who started refinances in September to get out of bridge loans. A deal I’m invested in went from $61M in proceeds to $55M, falling short of the bridge loan takeout.

I can’t believe I fought Netflix for an hour then stayed up to watch that horrible fight on my phone on #CTESPN @AB84

The more deals you do, the better you can smell motivation. Motivation in a down market gets deals to the closing table. Seller and Buyer will will play tough, but it’s all a fugazi.

Who’s bought deals with exempt property taxes and how do you underwrite them? I spoke to our NYC office and they say it depends on the type of exemption or abatement, but generally when valuing a property with exempt property taxes they approach the valuation with full property…

One of our top brokers focuses on networking, making 40-50 calls weekly but setting 8-10 meetings. Calls are key when starting out, but the real goal is building relationships. Use calls to get face-to-face. Don’t get stuck behind the phone—meet and connect!

I saw an article about the Fed conquering inflation. I’m not sure how you can tout price stability as the Fed. Since 2019 (and we know this data is likely bogus): Eggs 📈176% Milk 📈30% Gas Utility 📈37% Electricity 📈28% Dallas Rents 📈 25% Can we get a reset?

Are you buying BTC as an investment vehicle, or for an independent financial system free of fiat? If as an alternative to USD, should you get more excited about a rise in price or adoption and utility?

My grandfather turns 99 in January. He went to an all boys military high school and then served as a LT in WW2. Great memory for the both of us having him pin on my butter bar as a 2LT in 2011. Happy Vets day!

I met with a multifamily owner this week who had a great story. One of my takeaways is to buy and hold. This guy believed in technology so he bought Microsoft in 1994 for $10 share and hasn’t sold. He has 1200 units purchased in down cycles and has recently pulled out $100M+…

I just heard of ATM operators scamming 2500 investors. Stealing their money for trips, homes, women, etc. Can I just say, someone with a 20+ year track record is worth their weight in gold.

Music to my ears.

Can the bond market calm down? I’d like to think Trump, Ramaswamy and Musk (some of the sharpest business leaders in the world) are able to come up with a plan to reduce the deficit.

Put my 3-year-old son to bed, and he said his tummy hurts. I asked what kind of pain it was, and he said, “It feels like Spider-Man is in my tummy shooting webs.” Still not sure what kind of tummy ache he had!

This list keeps growing on an LP investment I made in early 2022. Investors want out, but no takers.

I have been an economist for almost as long as you have been alive. I used to defend our statistical agencies 100% of the time. But, I no longer do. You are correct that the BLS revises data all the time, but the 818,000 job revision was 1) very large by historical norms 2)…

Dangerously misleading claims about our official statistics. Destroy trust in data and destroy our grasp on reality.

Will Treasury Yields Drop? BLUF: I don’t think they drop significantly until cracks start to show in the financial system. Stagflation, rising government spending, and declining investor confidence are pushing U.S. Treasury yields higher. As the economy faces slow growth and…
