It strikes me as ironic that for all of the emphasis in modern filmmaking on quick cuts and motion and always action, probably the two most impactful genre films, like, ever (Star Wars and Fellowship of the Ring) both feature extended boardroom debate scenes.
Always the same story: “The first building to win the RIBA Stirling Prize – Hodder Associates’ Centenary Building for the University of Salford – is to be demolished… its ageing infrastructure means it no longer meets modern standards” Only 29 yrs old! architectsjournal.co.uk/news/exclusive…
This is an important thread on how well-meaning building codes destroy affordability, design, and urban sites. 🧵
Utterly nonsensical comment from local building department on one of our projects today (not their fault—they’re just enforcing existing rules): We are building some IRC townhomes. If we add an elevator, or even the possibility for an elevator later (stacked closets), the ENTIRE…
Up until recently, cost had basically no bearing on building code changes. Life Safety was the only concern. And life safety arguments were/are not based on standards or statistics but on rare tragic accidents like a deck failure, earthquake etc.
RI entrepreneur & philanthropist @carolyn Rafaelian donated the historic @TempleBethEl property on Broad St in PVD to @CSEARI in a very moving event that was a great reminder of the inclusive, supportive community in RI, as well as Carolyn's generosity + commitment to our state.

We’re gonna call it Common Sense Democrats.
Never heard a truer statement
Twice as many people die from smoke inhalation than burns. How is a small single stair building of 20 units (4 per floor), max 25’ to a stairway unsafe, but a massive double-loaded corridor of 48 units ~per floor~ w/ travel distances of up to 200’ isn’t? In a 5 story scenario…
Working on a piece about scale and localization of management. This is the least sexy, perhaps most important topic we never talk about. Seems to me that bigness has been a major problem in American governance & management - whether we are talking cities, schools, policing,…
🥳New paper! "Do Housing Supply Skeptics Learn?"🎆 Yessir, they do! And when they do, they become *much* more supportive of market-rate housing development. 1/🧵 papers.ssrn.com/sol3/papers.cf…
Thank you to everyone who joined us last night! It was amazing to connect with so many community members who care about keeping Rhode Island affordable for everyone who loves our state. Let's keep up the momentum for 2025. 🌊💥
So much energy & passion for housing in the room tonight @rhodyneighbors awards event! It’s an honor to continue working with dedicated leaders @JoeShekarchi @junespeakman @MeghanEKallman and @MSanchezPVD and local advocates @UrbanPVD #NeighborsWelcomeRI #HomesForAll
Put them in cross-discplinary teams, get them out of the building to spend time with customers, build small prototypes (weekend workshops, summer programs) to refine their ideas, and surround them with a community of peers and experts. Let's do the same with citybuilding! 2/2
Insightful proposal from @seth_zeren in his latest re: the next generation of "citybuilding" education. Citybuilding is not a tech startup, but I think Seth's approach actually has a lot in common with how we're helping students build startups here: 1/2 buildthenextrightthing.substack.com/p/toward-a-new…
Gonna tap my 'fog of <events>' sign again. Political violence is bad. Little else is known. Log off and wait for firm details. But political violence is bad.
literally not a single human being said “the housing crisis is caused by elevator rules.” we said “bad elevator rules make housing more expensive” and you have raged about this for a week now without explaining why you think these bad elevator rules are worth defending
(And just to let you know I read every word of that article.)
This kid is going places
A lot right now hinges on whether Democrats understand Biden's modest post-debate drop in polls as evidence that the debate didn't matter or evidence that Biden was already polling near the floor for a 100% name ID Democrat running against Donald Trump. Evidence for the latter…
This is the biggest reason housing advocates need to focus on unlocking missing-middle infill (and stuff like ADUs) at scale. It's about bringing the other 70-90% of urban land into play.
The places where we can fit multiple hundreds of apartment units are limited and constrained. The places where we can fit three to twelve units are literally all around us.
