One of our STRs did $134,245 in gross rental revenue in 2023. Based on current 2024 bookings, we will do $135,957. And we still have 66 available nights that could still book, and add to the total for the year. Still think AirBnB is dead or dying?

8.5% CAP . 6 unit , one building airbnb / STR . Zoned commercial ! $1,599,000 #telluride #ridgway #paonia *possible owner carry *long term or medium for 11k+ month. Montrose Colorado. Realtor.com 147 N Main st $1,599,000 · 14beds · 9baths apps.realtor.com/mUAZ/ue0uyis2

In Telluride we used to be able to get the *blanco hot dog T-shirt from A stand. They did incredible sales of that particular shirt. Merely 35 yards to the towns Marshall dept also ! Lasted a surprisingly 4-5 years before the feds finally came in. (Circa 2010)

The number of t-shirt sales needed to cover rent in these A+ tourist locations is wild. (steps from the Vail gondola here)

I’m more of a Telluride man but I think the opportunity is around lesser-known secondary and tertiary towns like Ridgway, Durango, Glenwood Springs and even a little further west.

Maybe Ridgway or Ouray. Practically impossible in Tride due to cost not to even mention ROI /holding costs Could try Buena Vista also? (Hot springs) I love the vision though ! I hear the ski area at Silverton is UC.

I want to build a compound like this near Telluride. Who’s in?

#Dairyking Delta Colorado New Airbnb /vrbo in Delta near the Gunnison river. Family fun restoration of a 1950s carhop roadside ice cream stand . #Montrose Colorado dairykingdelta.com facebook.com/10006362013849…

Thanks man, it means a lot coming from you. It’s been an unbelievably FUN project and good ROI. facebook.com/10006362013849…

Kind of an awesome idea

#deltacolorado #montroseCO Gunnison river takeout . Last minute cancellation , so it’s available this weekend 7/22 #westslopebestslope #fruita #grandjuncion

I wondered for years whether someone would breathe new life into the shuttered Dairy King on US-50 in Delta, Colorado. Wouldntchya know it's now a short-term rental?! @StinaSieg @tomhesseWY, we hostin' a party?

Love creative deals like this @telluridekiwi #montroseco @westernslopeoz

You: My offer is $1,000,000 Seller: It’s worth $2,000,000 Y: Whew, idk about that. But you need cash today for something is that right? S: Yes Y: How about this I’ll buy it at $1MM & give you an option to buy it back for a year at $1.1 MM That way you can take that cash to…

Something about motels seems a lot more attractive than traditional real estate. This 27 room motel in Montrose Colorado going for $2.5m with a 13.8% cap rate 🤔

#Telluride High Miners and #Aspen high Skiers? J Hole?

What three PUBLIC high schools send the highest percent of their students to the Ivy League? I don't know the answer, but I'm curious Some that come to mind: -Carmel -Hinsdale -Princeton High school

Yes the whole thing was a huge mess. #telluride Affordable housing is 1000% needed , but can be completed in much better spots than this . Down valley and in Illium as examples. So much wasted $$$ in lawsuits still ongoing. Sigh! #Ridgway future is very bright also

An example of the kinds of fights going on in Colorado mountain towns (although I'm not sure what the author means when referencing a "tsunami" of affordable housing on the way). Everyone agrees on the need for housing... but it is tough to figure out how & where to put it.

Thinking Western slope before south I25? Skiing + the real Colorado you were promised! #Rifle #GJ #montrose all have rivers biking and up canyon $$$ ie jobs thoughts?

True, Canon city has potential. The areas west of i-25 hold more appeal too

Builder sentiment #denver 9/22 contract 728k . 11/22 asked for discount, instant 12k off , no questions. Prior to close 1/3/23 asked again, 36k more +10k more lender credit. Final close 670k (-8% / 58k)

This. Everyone is just waiting on the sidelines with cash. Stocks could stage a rip roaring rally. Crypto too.

Consumers, employers, would-be homebuyers, and investors all with good balance sheets dutifully waiting for the Fed to raise the green flag is going to create some weird dynamics when the time comes.

I love this:

It's why I conciously created my "4F" plan. Find 'em Fix 'em Finance 'em Forget about 'em While the reoccuring revenues of property management appear attractive, it's simply a distraction from my primary skillsets. Literally not worth my time.

Anyone / planes going Denver to #lincoln Friday 9/9 ? #LNK GS Eagles vs #cornhusker game . #BJC #APA

Great podcast , really good intel on SFR’s /rentals/landlords/CAP rates and exits. #savannah

Ended up closing w/cash , now shopping for a semi local lender post close. Prior lender said the 1)vacancy was the issue and 2) Appraisal was late (yet it was occupied 7 days ago. (By an OO). Will run as office/retail for 1-2 years until the Residential conversion #REtwit

ReTwit : 1st/longtime Closing on a recent vacant 9k ft office building today in western CO, lender this am pre closing says : need 50% down not 30%. Question what is semi normal in industry for this type of loan . ( yes all context but in general) @stillwell 4% Intrest
