an industry peer gave a presentation on making impact in DEI & gave an analogy: “as a 30+ year veteran and brigade commander, i was able to make impact leading by influence, not rank, being the commander, or intimidation. they bought in because they believe in me/my message.”


I’m not three but this is one of my love languages. presence means so much and brings me such peace. no questions, no action items, no thinking…just us in the moment.

finding a property with a FHA assumable loan is gold. the issue is—the unprecedented equity in said home that would need to be paid upfront. ex. below would require a downpayment of approximately $180K… for a $370K (asking price) home. goal is to find a home with minimal equity.
