Pretty cool to be in the New York Times today. It’s a piece about tech companies, and I shared some thoughts about tech home flipping. nytimes.com/2023/01/23/tec…
Seems about right. And who do you have tonight? Mike Tyson or Jake Paul?
I pushed out some stats today to talk about the housing market after a presidential election year. Here’s something to show mortgage rates, and the orange bars represent one year after a presidential election. Some people say rates typically go down, but do you see that?
Sorry to evoke jealousy, but I get to enjoy a colonoscopy tomorrow. And that means I’m getting cranky today from not eating. Ha ha. I also said yes to being on a podcast this afternoon. Didn’t think that one through. If it’s video, and I look a little edgy, you’ll know why.
What happens to the housing market after a presidential election year? Does the market really heat up like some people say? Lots of visuals and perspective on my blog today. Enjoy if you wish. sacramentoappraisalblog.com/2024/11/14/the…
Strong volume? Yes. New construction has been very decent in 2024. Builders have been helped by so many sellers sitting out of the market, but it's not just about supply. Strong volume wouldn't be happening without rate buydowns and concessions. Bottom line.
A volume beatdown? Pretty much. Here are sales between January and October each year. Wild to see how low volume has been lately, but check out how many units were selling before 2005 due to massive new construction, investor speculation, etc...
Here's how often these words have been used in Sacramento region MLS sales in 2024: Bedroom: 73.6% Kitchen: 70.9% Bathroom: 48.9% Park: 44.4% Backyard: 44.4% Shopping: 30.0% Pool: 26.7% Boasts: 20.6% Nestled: 17.5% Layout: 8.7% Open Concept: 4.7% Starbucks: 3.7% Bidet: 0.1%
Taking the boys for sushi tonight. I'm not a sushi guy to be honest, but going out to eat is such an easy way to bond. My kids are 18 and 21, and this helps us connect. Does your household have a rhythm for eating out? We aren't that organized. We just try to go here and there.
Pretty flat? That's a good way to describe prices compared to one year ago. What else do you see?
Don't be afraid of VA loans. There are many veterans out there trying to get it done, and VA price points this year have ranged from $180K to $1.9M. Not a surprise to see counties near a military base with more VA loans.
