I pushed out some stats today to talk about the housing market after a presidential election year. Here’s something to show mortgage rates, and the orange bars represent one year after a presidential election. Some people say rates typically go down, but do you see that?

Strong volume? Yes. New construction has been very decent in 2024. Builders have been helped by so many sellers sitting out of the market, but it's not just about supply. Strong volume wouldn't be happening without rate buydowns and concessions. Bottom line.

A volume beatdown? Pretty much. Here are sales between January and October each year. Wild to see how low volume has been lately, but check out how many units were selling before 2005 due to massive new construction, investor speculation, etc...

Taking the boys for sushi tonight. I'm not a sushi guy to be honest, but going out to eat is such an easy way to bond. My kids are 18 and 21, and this helps us connect. Does your household have a rhythm for eating out? We aren't that organized. We just try to go here and there.

Don't be afraid of VA loans. There are many veterans out there trying to get it done, and VA price points this year have ranged from $180K to $1.9M. Not a surprise to see counties near a military base with more VA loans.
