Ten or fifteen years ago it was popular to say that our physical environment hadn't changed much since the 1970s. But just since then, there have been a ton of major technological changes to our physical world: * drones are everywhere * ebikes are everywhere * security cameras…

Across the US, starter homes have disappeared. Gone are the days of townhouses and small-lot homes. That is, except in Nashville. To understand why the Music City has bucked the trend, I sat down with the authors of a new report on the obscure law making it possible.

CFPB started under Elizabeth Warren less than 20 years ago, and consumers are no better off for its existence. Quite the contrary, actually.

The public housing authorities we work with build mixed income housing, and use the money they make from market rents to build even more affordable housing. It’s a very good thing, and builds publicly owned affordable housing even when the federal subsidies have run dry.

"run the government like a business" Is progressive now, apparently 🙄

Would anybody like to know what month in American history had the largest number of housing units that started construction? October 1972. In fact, 1972 is the peak year for housing units built in America. We have never surpassed it.

An underrated benefit of democracy: Bad policies are often continued just because it’s too embarrassing for a regime to admit that it has been making a big mistake all along. This explains why Zero COVID or the One Child Policy were continued for far longer than they were…

France is of course only 5x as efficient as we are at building trains because their labor unions are so famously weak 🙄

I don't think Ezra Klein is ready for the level of union busting and environmental rollback required to build train stations as rapidly as we did in 1900.

This is an important comment. Dems listen too much to "the groups" is being coded as an anti-leftwing view, but it's about a broader culture of coalitional cowardice that often doesn't have a strong ideological view one way or the other. It just doesn't want anyone inside the…

Whenever I hear about how Democrats listened too much to the left, I think often about the Loan Shark Prevention Act I worked on that AOC and Bernie introduced into Congress. It would put a 15% cap on payday and credit card loans. When we polled it, it was hugely popular…

It’s always bizarre to me how many believe, or claim to believe, that what primarily “complicates” a tax code—and, by extension, the tax calculation—is the rates at which given income is taxed, rather than the calculation of “income” subject to taxation.

Replace IRS with flat tax. Everyone pays the same rate above 50k. Your first 50k is not taxed, over 50k is taxed at 15%. Zero deductions, zero loopholes. Tax form is 4 lines:

A gap in the work of the AI labs is that they don’t seem to see the next phase of AI as about management: how do we verify & control the work of flawed semi-autonomous AI agents. Current UX designs for agents are all about autonomy. We need to focus on feedback loops & check-ins
