Recently rehabbed an office warehouse just outside of Birmingham. It was in a great location near the interstate. The exterior was in good condition and it had a big fenced in yard. At its core, I felt like it would be a really desirable flex space for tenants.

Lots of "after the election" talk from sellers and other buyers in RE. Does it really make a material difference in the near term after an election regardless of who is elected?


Anybody ever had a power pole moved before? I need one moved about 15 feet on a property to make way for a gate entrance and trying to get a rough idea of cost.


If you are leasing small bay industrial (1500sf or less), do you quote as a monthly rate or a price/sf? I feel like these tenants just want a monthly all in number and don't care the price/sf because it doesn't mean anything to them. Am I wrong?

Small industrial can have some great returns. -Tenant demand is strong -Lack of product still pushing rental rates up -NNN make the maintenance minimal But competing against end users makes it nearly impossible to get a deal done. Have to find an off market needle in a haystack.


Made an offer 56% less than the asking price this week. Had to explain to broker why it was not a low ball offer... based on the market data. Broker agreed. Seller did not. Time will tell.


Property Managers/Owners, what is the most frustrating problem you run into when managing a property?


Proud of my wife. Getting hundreds of positive reviews is no small feat in such a high touch customer service business.
